How Do Office and Visa Requirements Affect a DWTC Setup?

When planning a company setup in DWTC Free Zone, it helps to look at your licence, workspace and visa requirements together. The office arrangement can affect your company’s visa eligibility, while the number of people you plan to sponsor can influence the space and budget you need.

Starting with a clear picture of your business makes it easier to choose a setup that supports your first months of operation and the next stage of growth.

Start with your activity and team plans

Before comparing packages, explain what your company will do, who will own it and how many people will work in the business. Include founders who need residence visas and any employees you expect to sponsor.

Your desk count and visa requirements may differ. Some team members may work remotely, while others may already hold UAE residence visas. Tell your adviser about these circumstances so the relevant work permissions can be checked.

If you are still deciding where to register, our mainland versus free zone guide introduces the wider considerations.

Your office arrangement can affect visa quota

DWTC’s published Free Zone Rules and Regulations, section 11.3.4, describe different quota bases for commercial space and serviced office arrangements: one visa per 7.4 square metres of commercial space, and two visas per leased desk for eligible licensed serviced-office sub-tenants.

The rules also make additional quota subject to the Authority’s discretion and distinguish free zone licensees from Business Operating Permit holders. These are published eligibility bases, rather than a guarantee for every advertised package. Confirm the current rule, approved arrangement and available allocation for your particular company before signing.

An office’s advertised workstation capacity should therefore not be treated as automatic confirmation of its visa quota.

Choose a space that suits the working day

Licensing suitability is one part of the decision. Consider where your team will actually work, how often clients will visit and whether you need a private room for calls or confidential information.

DWTC lists several workspace routes on its official Free Zone website, including coworking, executive offices, business centres and commercial offices. The appropriate option depends on your approved setup and operational needs.

For a team that needs a dedicated base, explore Sentinel’s Convention Tower offices. Discuss both the workspace requirements and licensing arrangement when requesting options.

Visa quota and visa processing are different costs

A package described as allowing a certain number of visas does not necessarily include the cost of processing those visas. Ask whether the quote covers allocation only, or also the application and associated steps.

Request a breakdown of the licence, workspace, establishment card, visa processing, medical examination, Emirates ID, applicable insurance and professional service fees. Ask which items apply to your applicants and which are included in the quoted total.

DWTC’s official business solutions page describes its registration, licensing and immigration services. Our Dubai business setup cost guide can help you organise the questions to ask when reviewing a quote.

Plan for the hires you can reasonably expect

Choosing a setup only for today’s headcount can create extra work if you hire soon afterwards.

Consider what would happen if you needed more visas or a larger workspace during the year. Speak to us about your hiring plans so we can help you explore suitable workspace and visa options, subject to the applicable eligibility and approval requirements.

Discuss the process, costs and likely timing of any changes before relying on them in your recruitment plans.

Frequently asked questions

Does renting an office guarantee a residence visa?

No. Workspace-related quota and approval of an individual visa application are separate matters. Both need to be checked for your circumstances.

Can I start without sponsoring anyone?

Speak to us about whether a setup without visa sponsorship would suit your business activity and working arrangements.

Will a larger office automatically solve every visa requirement?

Do not assume so. Ask for confirmation of the allocation and conditions attached to the proposed space before committing.
